Présentation de l'éditeur

The new Fourth Edition of the definitive handbook on investing in Real Estate Investment Trusts (REITs)

Real Estate Investment Trusts (REITs), which provide some of the best total returns in the investment world, along with above–average dividend yields and stable earnings, have become increasingly popular with both individual and institutional investors. Investing in REITs, Fourth Edition has established itself as the definitive guide to understanding this attractive asset class. The book is invaluable for investors, financial planners, and investment advisers interested in understanding REITs and REIT investment opportunities.

As their earnings and dividends are beginning to grow again after the Great Recession and as they are in a unique position to take advantage of distressed sale opportunities now is an excellent time for investors to consider REITs for both diversification and strong total returns. The new edition covers:

  • A comprehensive history of the REIT industry
  • How REITs compare with other competitive investments
  • How to spot blue–chip REITs and control investment risk
  • How to value individual REIT stocks, and REIT shares generally
  • How to build a diversified REIT portfolio, directly or with REIT mutual funds
  • Understanding the risk–and–reward dynamics of commercial real estate
  • Assessing non–US REITs and how to invest in them
  • Important new developments and strategies in the REIT industry

Author Ralph L. Block, who has been investing in REIT stocks for 40 years and is widely considered a leading authority on REITs, brings the historical success of Investing in REITs right up to date. This book is an essential read for both individuals and institutions who desire to invest in commercial real estate through REIT stocks.

Quatrième de couverture

Praise for Investing in REITs

"A necessary starting tool for anyone interested in building a foundation in understanding the REIT market."
Steve Buller REIT Portfolio Manager, Fidelity Investments

"REITs are a great investment idea as they provide a way for investors to gain exposure to an important asset class that is otherwise hard to access. The sector can, however, be daunting for the uninitiated, as it is filled with jargon, performance metrics, and valuation tools that are not typically employed elsewhere. Ralph Block has cut through the clutter and created a must–read road map for anyone investing in REITs."
Mike Kirby Cofounder, Green Street Advisors

"A perfect blend of street talk and clear thinking that will provide the advice and knowledge that both first–time as well as seasoned REIT investors can benefit from".
Bryce Blair CEO & Chairman, AvalonBay Communities, Inc.

"If you are a REIT investor, or are thinking of becoming one, Investing in REITs will unlock opportunities for you. Since its first publication in 1998, it remains a must–read for anyone interested in REITs. The first thing I did when I joined NHP in 2003 was read Ralph′s book and the best advice I can give you is to do the same."
Douglas M. Pasquale Chairman of the Board, President & CEO, Nationwide Health Properties, Inc.

The best book on REITs got even better 5 janvier 2012
Par earslookin - Publié sur Amazon.com
Format: Relié Achat vérifié
The earlier editions of this classic work have served as the bible for REIT investors for many years. Much of the material in those earlier versions applies even today. Now, with this new 4th edition we get additional perspectives -- for example, how REITs managed through the tumultuous events of the past few years, plus an especially informative new chapter on investing in global REITs.

The writing is easy to follow even though the subject matter can be complex at times. Although it is written so a beginner can understand, it is not just for novices. This is a valuable reference work for seasoned REIT investors as well.

The book is divided into four well-organized sections:

1) The general characteristics of REITs, how they compare to other investments, how legislation has molded REITs (updated with the latest developments), and the types of REITS and the cycles they go through.

2) The history of REITs and their performance, as well as some common myths about REITs debunked.

3) Ways to value REITs and how to think about them in your portfolio. This section includes the invaluable new chapter on global REIT investing -- how the REIT revolution spread internationally, and the practicalities of investing outside the US.

4) The risks of REIT investing and the author's vision of the future of REITs.

If you are new to REITs and want to learn more about them, or if you are an experienced REIT investor looking for ideas, or if you are looking for the definitive REIT reference, this book offers a clear, concise, informative solution. Highly recommended!

Updates history of REITs through the financial crisis 1 mars 2012
Par Richard Stooker - Publié sur Amazon.com
Format: Relié Achat vérifié
This is the best book on Real Estate Investment Trusts and I recommend it without reservation. I read an earlier edition while researching my own book on income investing. It went through the history of REITs from 1960 to date, but of course didn't cover the most modern era.

And of course the period from the real estate boom of thru 2007 through the financial crisis of 2008 and current "Great Recession" is of great interest to current investors. So I'm glad to see a new edition to bring REITs up to date.

The crisis certainly hurt REITs in the short run, but in the past few years it's helped to show REITs are better able to function in a crisis than private real estate companies, because they cannot raise public equity cash.

This is an important investment class for everyone who desires current income -- which keeps up with inflation -- rather than speculative capital gains that look increasingly improbable for years to come.

Read this book closely and you'll practically be an expert on equity REITs in the United States. It does not cover mortgage REITs, because they are different kind of investment altogether.

REITs, REITs and more REITs -- Except Mortgage REITs 19 janvier 2012
Par Jason Fossen - Publié sur Amazon.com
Format: Relié
This is probably more about equity REITs than you ever will need, want or fear to know. Also includes a history of REITs that's very detailed. However, it only very briefly talks about mortgage REITs, which have much higher yields, or how to play them more safely, such as with put options. But if you're looking for long-term holds of REITs that manage real properties, then this is a well-written book with lots of up-to-date references (4th Edition book, published 2012). If you want more information about evaluating mortgage REITs, their use of leverage, inflation risks, rising interest rate risks, etc., then this book is not really for you.

The Definitive REIT Book 6 janvier 2012
Par Michael - Publié sur Amazon.com
Format: Relié Achat vérifié
Clear, knowledgeable, balanced and thorough, one of the best REIT portfolio mangers ever describes the real estate investment trust industry with crisp intelligence. If you want only one book on the topic, this is it, and you probably don't need a second. There are many good aspects to consider in REIT investing but this once sleepy corner of the investment world has attracted huge inflow of funds from major Wall Street firms in the last decade, bringing with it greatly increased risk/volatility. Even if you have an earlier edition (as I do) it's well worth while getting this substantially revised edition which reflects the new state of affairs.

Good for beginners 16 décembre 2012
Par Jim Rogers - Publié sur Amazon.com
Format: Relié Achat vérifié
I am just learning about REITs and the other reviewer's comments are pretty accurate. The book is easy to understand and has a lot of valuable information/tips so it's a good book for beginners. I like this edition because the author discusses how REITs behaved during the Great Recession. There are a few REIT niche areas the book does not discuss that I wish it did. This is a book on equity REITs and if you want to know about mortgage REITs or preferred REITs, you need to find another book.
